🏠Landlord Responsibilities – Damp, Mould, and Condensation (Awaab’s Law)
Awaab’s Law was introduced following the tragic death of two-year-old Awaab Ishak in 2020 due to prolonged exposure to mould. Its aim is to protect tenants from health hazards caused by damp, mould, and, eventually, other serious property issues like structural or electrical faults.
As a landlord, you will have clear responsibilities under this law:

Investigate reported hazards within 14 days of being notified by the tenant.

Provide a written report within 14 days that outlines the problem, the proposed solution, and a clear timeframe for remediation.

Commence urgent repairs within 7 days if the hazard poses a significant health or safety risk.

Social housing landlords must offer alternative accommodation if repairs cannot be completed on time.

Keep detailed records of all communication with tenants, contractors, and any other relevant parties.
