Important Update: Your Tenancy from 1 May 2026
From 1 May 2026, all new tenancies at Rooms to Let North East will be issued as an Assured Periodic Tenancy (APT) in line with the new Renters Reform Bill.
This is a government-led change designed to modernise renting, improve flexibility, and provide clearer rights for both tenants and landlords.
What is an Assured Periodic Tenancy (APT)?
An Assured Periodic Tenancy is a rolling tenancy with no fixed end date.
This means:
- There is no minimum fixed term (e.g. no 6 or 12-month contract)
- Your tenancy continues on a month-to-month rolling basis
- You can stay for as long as you wish, as long as the tenancy terms are met
How Giving Notice Works
Under the new rules:
- Tenants must give a minimum of 2 months’ written notice to end the tenancy
- Notice can be given at any time, in line with the rental due dates
- Your tenancy will end 2 months after notice is received
This gives you more flexibility while ensuring a clear and fair notice period for both parties.
Landlord Possession Rights
Under the new system, landlords can only regain possession of a property using specific legal grounds, such as:
- Selling the property
- Moving in themselves or close family members
- Serious rent arrears or tenancy breaches
All possession actions must follow the correct legal process and notice requirements.
What Stays the Same?
Although tenancy structures are changing, the following remains unchanged:
- Your deposit is still protected in a government-approved scheme
- Properties must meet all legal safety and housing standards
- Repairs and maintenance remain the responsibility of the landlord
- You will continue to receive full compliance and professional management
