What is the Landlord Database?
The new system is a central national register of landlords and rental properties.
Its purpose is to:
- Improve transparency in the private rented sector
- Help tenants identify compliant and responsible landlords
- Support local authorities with enforcement
- Ensure all rental properties meet legal standards
From launch, landlords will not be able to legally let or market a property unless they are correctly registered.
Your Legal Responsibility as a Landlord
All landlords will be required to:
- Register themselves as a landlord
- Register each rental property individually
- Keep their details accurate and up to date
- Pay the required registration fee (to be confirmed by government)
- Comply with ongoing database requirements
Failure to register may result in enforcement action, including financial penalties.
What Information Will You Need to Provide?
At minimum, landlords will need to supply:
- Full landlord contact details
- Property address and type
- Number of bedrooms and households
- Confirmation of occupancy status
- Safety compliance documents (e.g. Gas Safety, EICR, EPC)
This information will form your official compliance record.
Landlord Approval Number
Once registered, each landlord and property will be issued with a unique approval or registration number.
This number will be required for:
- Advertising properties for rent
- Creating tenancy agreements
- Letting agents acting on your behalf
- Demonstrating legal compliance
Without this number, a property cannot be legally marketed or let.
