Check-Out Procedure – Your Room

To ensure a smooth check-out and timely return of your deposit, please follow the guidance below when leaving your room.


1. Condition of Your Room

Your room should be left:

  • Clean, tidy, and in the same condition as when you moved in (allowing for fair wear and tear)
  • Completely cleared of all personal belongings
  • Free from any additional furniture or items you have brought in

Please check thoroughly, including drawers, wardrobes, and under/behind furniture.


2. Cleaning Requirements

Please ensure your room is cleaned to a high standard, including:

  • All surfaces, floors, and skirting boards
  • Inside drawers and wardrobes
  • Windowsills and any marks on walls (where possible)

En-Suite (if applicable)

  • Shower, screens, and tiles cleaned
  • Toilet and sink sanitised
  • Shower trap cleared of hair/debris

3. Kitchen & Food Storage (House Shares)

  • Remove all food from your allocated cupboard, fridge, and freezer space
  • Do not leave food items in the property unless agreed with other tenants
  • Any items left may be disposed of and charged accordingly

4. Waste Disposal

  • All rubbish must be removed from your room and the property
  • Do not leave bags, boxes, or unwanted items behind

⚠️ Important:
Moving-out waste (large items, excess rubbish, etc.) must not be placed in general household bins.

You must:

  • Arrange a local collection
  • Use a private waste removal service
  • Or take items with you

Charges may apply for any waste left behind or incorrectly disposed of.


5. Damage & Repairs

  • Any damage beyond fair wear and tear should be repaired before check-out where possible
  • Where this is not completed, costs may be deducted from your deposit in line with inventory evidence

6. Bedding & Provided Items

  • Any bedding or linen provided must be washed and left clean and folded in the room

7. Keys

  • All keys, fobs, and access devices issued at the start of your tenancy must be returned
  • Failure to return keys may result in replacement charges

8. Forwarding Information Required

Please provide the following when you move out:

  • Full name
  • Property address and room number
  • Forwarding address
  • Contact telephone number
  • Email address
  • Bank details (account number and sort code) for deposit return

9. Important Information

  • Delays in returning keys or providing required information may delay your deposit return
  • The property will be inspected after you leave
  • Any deductions will be clearly explained and supported with evidence

10. Deposit Return

Once your room and any shared areas have been checked:

  • Your deposit will be processed in line with tenancy deposit protection rules
  • Any agreed deductions will be confirmed
  • The remaining balance will be returned to your nominated account
