Holding deposit

The holding deposit is 1 weeks rent.  This is a holding deposit.  It secures the room / property for you whilst we complete the application process.  Should we not go ahead with the application we will refund this fee to you.

Once we go ahead and process the application and documents , if you change your mind.  You will lose your holding fee paid.

If you give fraudulent information or delay the application by not supplying the relevant information required in time.  You can also lose your holding fee paid.

Deposits

Deposits held by Rooms to Let North East are held in the DPS ( Deposit Protection Scheme)

• Room deposit £300 or 5 weeks rent
• Single let deposits 5 weeks rent

Other Charges

• Lost keys £12.50 + the price of the keys
• Amend tenancy £50.00
• Removal tenant £50.00
• Add a tenant £50.00
• Changing a tenant £50.00
• Change rent due date £50.00
• Late payment charges – 3% above bank base rate
• Any damages will be charged for
• Early termination charges – tenant to pay for loss incurred by landlord
• Extra rent may be charged for pets – this will be discussed prior to a tenancy
• Not proceeding with a tenancy – Loss of the holding fee
• If we decide not to proceed – holding fee returned in full!
