Check-Out Procedure – Moving Out of Your Property

To ensure a smooth and fair end to your tenancy, please follow the steps below when vacating your property.

This helps us complete your final inspection quickly and process your deposit without delay.


1. General Condition of the Property

When you leave, the property should be:

  • Clean, tidy, and in the same condition as when you moved in (allowing for fair wear and tear)
  • Fully cleared of all personal belongings
  • Free from rubbish inside and outside the property (including gardens, yards, and communal areas)

2. Cleaning Requirements

Please ensure the property is professionally cleaned or cleaned to a high standard, including:

  • Kitchens (including ovens, hobs, cupboards, and appliances)
  • Bathrooms and toilets
  • Floors, skirting boards, and surfaces
  • Bedrooms and communal areas

3. Furniture, Fixtures & Fittings

  • All original furniture and items provided must remain in the property
  • Any alterations (e.g. flooring, blinds, fixtures) must either be removed and restored to the original condition or left in place if previously agreed
  • No additional furniture or personal items should be left behind

4. Repairs & Damage

  • Any damage caused during the tenancy should be repaired before check-out where possible
  • Where repairs are not completed, costs may be deducted from your deposit in line with inventory evidence and fair wear and tear guidelines

5. Waste & Gardens

  • All waste must be removed from the property
  • Bins should be emptied and not left overflowing
  • Gardens (where applicable) should be left tidy and maintained to the standard at the start of the tenancy

6. Utilities & Accounts

Before moving out, please ensure:

  • Final meter readings are taken (gas and electric)
  • All utility accounts are closed or transferred to your new address
  • Broadband and other services are cancelled or moved
  • Council tax is informed of your move
  • Any rent payments are fully up to date

7. Keys

  • All keys, fobs, and access devices provided at the start of your tenancy must be returned
  • These should be handed in by 10:00am on the day of check-out, unless otherwise agreed

8. Forwarding Information Required

To help us process your tenancy and deposit efficiently, please provide:

  • Full name(s)
  • Property address
  • Forwarding address
  • Contact telephone number
  • Email address
  • Gas and electric supplier details + final meter readings
  • Water meter readings (if applicable)
  • Bank details for deposit return (account number & sort code)

9. Important Reminders

  • Your deposit cannot be released until the property inspection is complete
  • Any outstanding rent or charges must be settled before final processing
  • Delays in providing information or returning keys may delay your deposit return

10. Deposit Return

Once the property has been inspected and confirmed to be in satisfactory condition:

  • Your deposit will be processed in accordance with government-approved tenancy deposit protection schemes
  • Any agreed deductions will be clearly explained and supported with evidence
  • The remaining balance will be returned to your nominated bank account

Final Note
