Giving Notice – Periodic Tenancy (From May 2026)

If you are renting under a periodic tenancy APT agreement- (rolling monthly agreement), you can end your tenancy by giving notice to vacate.

We aim to keep this process simple and transparent—please follow the guidance below to avoid delays or additional charges.


How Much Notice Do I Need to Give?

You will be able to end the tenancy at any point by giving your landlord notice. This must be done:

  • so the tenancy ends on a day when the rent is due or the day before the rent is due
  • be in writing, for example, by letter or email
  • You will need to give your landlord at least 2 months’ notice. You can agree a shorter notice period with the landlord in writing, as long as any other tenants named on the tenancy agreement also agree.
  • A minimum of 2 months’ written notice is required

Your tenancy will end 2 months from the date your notice is received, unless otherwise agreed in writing.


When Does My Notice Start?

Your notice period begins from:

  • The date we receive your written notice

How to Give Notice

Notice must be provided in writing. You can do this by:

  • Emailing our team
  • Sending a written letter

Please include:

  • Your full name(s)
  • Property address
  • The date you plan to vacate
  • Contact details

We will confirm receipt of your notice in writing.


Important Information

  • Rent is payable for the full 2-month notice period
  • The property must be returned in a clean and good condition, in line with your tenancy agreement
  • All keys must be returned by your agreed move-out date
  • A final inspection will be carried out once you vacate

Leaving Before the End of Your Notice

If you need to leave earlier, please contact us as soon as possible.

We may be able to agree an earlier release if a replacement tenant is found, however:

  • This is not guaranteed
  • You may remain liable for rent until the end of your notice period

Your Deposit

Your deposit is protected in line with legal requirements. After you vacate:

  • A final inspection will be completed
  • Any agreed deductions will be confirmed
  • The remaining balance will be returned promptly
