Securing your perfect place is quick and easy. Follow the steps below to complete your application and move in smoothly.

1. Pay the Holding Fee

  • A holding fee of 1 week’s rent is required to secure the property while you complete your application.

  • The holding fee is part of your move in amount. Not an extra payment.

  • You have 10 days to complete your application and upload your IDs.

  • Please find the T&Cs for Holding Deposits

Please note:

  • If you change your mind after approval, you will lose the holding fee.

  • If we do not proceed with your application, the holding fee is fully refunded.

  • Providing fraudulent information or delaying the process past 10 days may result in forfeiting the holding fee.

2. Complete the Application

  1. Fill out our agency application form.

  2. Indicate your preferred check-in / tenancy start date.

  3. Once we have your holding fee and application, it will be sent to our reference department.

  4. Complete your reference and sanctions check via Canopy.

This ensures all tenants comply with government regulations and eligibility requirements.

3. Move-In Costs

  • Deposit: 5 weeks’ rent (or as stated in your application)

  • Rooms Deposits can be ÂŁ300, please check your information
  • Flat Fair – Deposit alternative 1 week + VAT

  • First month’s rent – due on the day of move in

4. Guarantor (if required)

Depending on your circumstances, a guarantor may be required. You will need to provide their:

  • Name

  • Contact number

  • Email address

No guarantor? Don’t worry

5. Documents to Prepare

  • Passport / Visa

  • Bank statement

  • Proof of address

  • Right to Rent share code

  • Employment / income details

  • CAS letter (if a student)

  • Guarantor information (if needed)

  • Proof of student status / ID

  • Current / previous landlords

  • Last 3 years of addresses

6. Contract Signing & Tenant Portal

  • Contracts are typically confirmed and signed within 10 working days (slightly longer during peak season).

  • Once successful, you will receive access to the tenant portal:

    • Review and sign all contracts electronically

    • Access your TDS deposit certificate and prescribed information

Once you have signed you will pay the remainder of your deposit to complete the deposit payment.

Your first rent payment is due on the 1st day of your tenancy! on the date you collect the key – cleared funs before key collection.
